4S Developers: What You Should Know Before You Buy

4S Developers is one of the latest names in Gurgaon's real estate. The company began in 2014, so it hasn't been around for years like some older builders here. But in that short time, it's built a name around low-rise homes and independent floors, a bit different from the high-rise towers you see anywhere in Gurgaon.

The company runs out of Hub-66, Sector 66, Gurugram. Narayan Bhadana leads it as Managing Director, with Sanju Bhadana also holding a leadership role. Most people connect this builder with fewer floors, more privacy, and newer sectors like 59 and 67, along with land near the Dwarka Expressway.

Where They've Actually Built

• 4S The Aurrum, Sector 59, Golf Course Road Extension. A premium project on about 10 acres, six towers, designed by architect Hafeez Contractor. RERA registered.

• 4S Aradhya Homes, Sector 67. A low-rise design delivered in phases, with Phase 3 aided above in 2023.

• A Dwarka Expressway plan that pulled in near Rs 275 crore from investor Certus Capital.

• A bigger plan in the pipeline, roughly 2.2 million sq ft across Sector 59 and Sohna, valued near Rs 2,500 crore.

Their listed projects show up on the Haryana RERA portal, which is a good sign. Still, check each project separately, registration numbers and possession dates change project to project.
