AMB Group

AMB Group works out of Gurgaon, and honestly, their whole game is commercial, retail shops, office spaces, high street stuff, not apartments. The group took shape around 2008 under Manoj Sethi, who'd actually started out way earlier, back in 1988, running a real estate consultancy called Citideals. Before Gurgaon, they cut their teeth on institutional projects in Noida and Greater Noida, then shifted focus once Gurgaon's commercial market started picking up.

Here's what they've actually put up so far:

• AMB Selfie Square, Sector 37D, right on Dwarka Expressway. Spread across 4 acres, a mix of retail shops and office spaces, ready to move already.

• AMB Selfie Walk, Sector 88. Also commercial, registered under AMB Infrabuild Pvt Ltd, license number 56 of 2013.

• Amb Selfie Street, Sector 92. Another retail and office space development.

So yeah, all three are commercial projects. Nothing residential in their track record so far. If somebody tries selling you a "residential project by AMB," that's a red flag worth checking twice, because their whole history points the other way.

A few things to do before you book anything:

• Look up the exact RERA number for whichever project you're eyeing, on the Haryana RERA portal directly

• Check who's actually listed as the promoter, AMB Infrabuild shows up on some filings, not the group name itself

• Confirm where construction actually stands versus what's being promised
